1. Prequalification: Before you begin selecting a home, it’s important you determine what you can afford. We will take into consideration four things: your credit, your income, your debt and funds for your down payment.
2. Select a home: Choose from the various beautiful designs we have that will fit your lifestyle’s needs.
3. Complete a sales contract and bring the earnest money: At this time, you will need to bring $500 as a deposit to secure the purchase of your selected home. This money will be applied towards your down payment on the closing date.
4. Complete the loan application: You will need to meet with our loan officer to sign the loan application and bring ALL documentation required which includes the following:recent paystubs, W2 forms for the last two years, 2 recent bank statements, 2 alternate letters of credit (if you lack traditional lines of credit), copy of drivers license and social security card or working permit if applicable.
5. Watch the construction of your new home: TheConstruction of your new home will range between 90-120 days, depending upon construction schedules and inclement weather. Once your home is complete the Construction Manager will complete a checklist to ensure it meets Casa Bellas’ high quality standards.
6. Make your final walk through: Approximately 5 days prior to closing on your loan for your new home, we will contact you to schedule a final walkthrough. This is done to ensure that it meets your specifications and to explain in detail the benefits and restrictions of the home warranty. You will be asked to sign a final walkthrough form and the warranty certification at closing.
7. Close on your Casa Bella Home: This is an exciting day! The process can seem somewhat complex, you needn’t worry because we will guide you through the entire procedure. The closing can be done in Spanish if translation is required for your complete understanding. You will be asked to sign the legal documentation that the attorneys and the bank have prepaired for your loan. You will also need to bring a cashiers check made payable to the Title Company to cover your down payment and closing costs. Once the Title Company notifies us that the funding has been completed we will then give you the keys to your new home!
